![]() ![]() Mylar copies are shipped with a free bond copy of the plans, so that you have something to look over and mark up before making final decisions about the changes you want made to the "master" set. Mylar copies come with a formal Copyright Release giving you the legal right to modify them in any way you wish, and to make as many copies of the plans as you need to successfully build one house. Even though they cost a bit more initially, they will definitely save you time and money later on. That way everyone - you, your builder, his or her subcontractors, local permit officials, and your lender - will have the final version of the plans to work with. After the changes have been made to this "master" copy, you or your builder can then print as many copies as you need, whenever you need them, on regular bond paper. Plans printed on Mylar If you - like the vast majority of our other customers - intend to modify the plans before construction, and you are building in an area where plans can't simply be "marked up" with a red pen, the Mylar copy is definitely what you should order (unless of course you prefer the PDF version). Please note: If a right-reading reverse version of the plans is offered, this is definitely the version you should purchase, whether you're interested in bonds, vellums, or electronic files (when available). The number you will need of each version is something your builder should advise you on. There is a one-time cost of $50 to reverse the plans, whether you buy them all in your initial purchase, or a follow up order. We recommend that your order include both right-reading and mirror-reverse copies, since permit officials and lenders will need to see a right-reading version. The lettering and numbers will appear as they would if you held the plans up to a mirror, but this will not present a problem for your builders, as they are quite familiar with this process. When reversed, the front of the house continues to face in the same direction, but rooms that were on the right side of the house as you face it will now be on the left, and vice versa. Often views or site characteristics make it either advantageous or necessary to build a house in the reverse of the way the plans were originally drawn. These plans include 3 foundation options – for a slab, a crawlspace, and a basement. You can see this version (in right–reading reverse) on the Floor Plans page. These plans are available in a version that includes a third garage bay – be sure to call in your order if you're interested in purchasing the 3–car version. There are three bedrooms on this level, a large unfinished bonus room, and storage space over the garage. The bath area has both a Jacuzzi tub beneath corner windows and a separate shower, two sinks, a private toilet, and a walk–in closet.Īt the top of the stairs to the upper level you enter a large rec room with a vaulted section and views to the front. Both the front and rear porches can be accessed directly from the bedroom. A tray ceiling in the master bedroom rises to 10', and daylight enters through windows facing the front and side of the house. The master suite is located on the opposite side of the house. A hall of the kitchen provides access to a powder room, a laundry, and the shop area of the garage. The kitchen features a center island, plenty of counter space, a corner sink beneath a large window, and a desk and a pantry flanking swinging French doors that open to the dining room. ![]() It has a centrally–located fireplace that can also be enjoyed from the kitchen, great views to the rear, a glass door that opens to another covered porch, and a bumped–out bay that creates a sunny nook next to the kitchen.Ī peninsula counter with a raised portion for casual eating or serving is all that separates the kitchen from the great room. The great room – like all the rooms on the main level – has a 9'–tall ceiling. Both rooms on either side of the foyer feature large windows that look out to and through the front porch. ![]() The foyer provides access to a multi–purpose room on the left, a formal dining room on the right, and the great room straight ahead. The covered front porch is 8'–deep, and wraps around a portion of the left side of the house. In appearance, though, it's identical to the original. This second version of Southern Exposure has a slightly larger master suite, great room, and dining room, and a significantly larger kitchen – adding around 400 square feet of living space. ![]()
